We check zoning bylaws and OBC requirements to make sure that your home or building will be able to meet all of the requirements before we proceed further.
Once we have determined that you will be able to meet the requirements, we come and take complete and accurate measurements of the house or building in preparation for a full architectural permit set. This includes all interior and exterior dimensions of the house or building, including the property itself. With this information, we can put together detailed drawings for the second suite or additional dwelling unit that meets all zoning and building requirements. The architectural plans would include site plans, existing and proposed floor plans, elevations, cross sections, assembly details, mechanical designs and engineering if required.
We take the hassle out of dealing with the municipality. We fill out the application forms, make payments and submit the drawings to the various city departments on your behalf. We work with the city planning and building staff behind the scenes to satisfy their requirements and achieve an issued building permit. You don't pay us until we have an issued building permit for you!
Once we obtain the issued building permit, we will pass over all the documentation to you in a nice and neat package in order for you to begin your project. While we are waiting for approved permits, we can help facilitate the construction work with our own team of skilled trades people. We provide detailed estimates for every aspect of the construction work. We work with the city building inspectors to make sure that every component of the work is completed to high quality standard that exceeds min. building code requirements.
